Trebor/Hillwood submit planning for largest speculative distribution unit in South Yorkshire
Trebor Developments and its partner, Hillwood, have submitted a detailed planning application for the largest speculative industrial development in South Yorkshire for over 10 years.
The £38 million investment in Gateway 4 development in Doncaster will deliver a new 409,000 sq ft distribution and logistics industrial facility located off Junction 4 of the M18 motorway.
The plans for high quality distribution accommodation on the former 25-acre greenfield site include 15m eaves, dock and ground level loading doors, 55m service yards and 83 HGV parking spaces plus the potential for a high power supply if required.
Subject to planning, work is due to start on site in Summer 2019 with the unit being ready for occupation in Quarter 2, 2020.
The project will deliver high quality distribution accommodation, located adjacent the motorway network and will be built on a speculative basis. It will aim to support 100’s of jobs once completed.

Nearby occupiers include ASOS, Next and IKEA, attracted by easy access to the M1 And M18 motorways and national motorway networks.
Doncaster has a population of 308,000 with manufacturing, transport and storage retail and wholesale dominating business sectors. A quarter of the jobs by sector are delivered through public services followed by professional and other private services.
It has undergone a variety of exciting developments taking advantage of its central location from key projects such as the Airport (where Trebor/Hillwood are also developing), Doncaster Racecourse, Keepmoat Stadium and the Frenchgate Interchange to new projects such as the Civic and Cultural Quarter.
