Led by our in-house Planning Director with 20 years of experience within the industry, Trebor are adept at taking development sites through the planning process with our team of professional consultants.
We are experts in developing sites which are: brownfield/previously developed; benefit from an existing planning consent; or, can be promoted through the complex Development Plan process.
At the outset, we identify the key constraints associated with the land and look to develop a clear planning strategy to secure a market-facing planning consent to deliver best returns for us as developers and you as a landowner.
During the planning process, we liaise with Council Officers, Councillors, residents groups and other key stakeholders personally and with our appointed technical consultants. This allows us to positively address any of the potential issues raised and take a pro-active approach to these concerns.
We deliver on our promises and build out the planning permissions we secure. This is important to local communities who want to see jobs, investment and sustainable development in their local area.
Trebor’s approach to your land is tailored to suit the status and size of your land holding. We are active throughout the majority of the UK, primarily developing industrial and logistics projects on a speculative basis or for occupier-led requirements. Our depth of knowledge across multiple sectors and track-record ensures we can identify a best-fit approach in terms of potential uses/occupiers and overall unit sizes on sites.
Our site requirements
Brownfield sites and sites with existing planning consents
- Minimum size 5 acres / 2 hectares
- Cleared sites or existing industrial/commercial buildings on site
- Land allocated for employment uses as part of wider residential-led development
- Existing industrial locations or sites close to major road junctions
Greenfield strategic sites
- Minimum size 10 acres / 4 hectares
- Close to strategic highway network
- Land adjoining existing commercial/industrial areas
- Promotion, option or joint venture agreements
- Financial assistance to promote a site
- Early in the local plan process or secured an initial draft allocation
Unlike other developers and promoters, we have an open book, transparent process in terms of development abnormals. This means that costs associated with on site remediation or off site Biodiversity enhancements are incorporated into our development appraisals so there are no deductions at the conclusion of the land deal.
